Start With The Frame

Resurfacing only works if what is under the boards is sound.

The boards are the part you look at, so the boards are what you notice. Splinters. Cupping. Grey patches where the stain gave up. A soft spot near the grill. What you cannot see from the top is whether the frame holding all of it up is fine or is the actual problem.

So we check before we quote. We probe the ledger and rim joist for rot, look at how the deck is flashed where it meets the house, check the footings and post connections, and measure joist spacing and size against what new boards need. Composite is heavier than wood and it does not span as far, which catches a lot of older frames out.

If the frame passes, resurfacing is the best value in decking. You keep the footings, posts, beams, and joists, which is the expensive half nobody sees, and you get a surface carrying a decades-long warranty. If it does not pass, we show you what we found and what it would take to fix, and you decide from there.

Can any deck be resurfaced?

No, and we will say so on the walkthrough. Rot in the ledger or rim joist, undersized or badly spaced joists, and footings that have moved are the usual disqualifiers. In those cases resurfacing hides the problem instead of fixing it, and a rebuild is the cheaper decision over the life of the deck.

A worn-out surface is not a reason to start over.
